My Job As Your Realtor:
- To exclusively represent your interests as the home buyer and to keep all of your financial information, motives, and price intentions confidential.
- To guide you in identifying and purchasing the type and location of property to best meet your needs and assist you in assessing the strengths and weaknesses of each property, researching and disclosing all relevant information.
- To communicate with you regularly and notify you of all new listings meeting your criteria as soon as they become available, via phone call, text, or email – acting as your ‘personal shopper!’
- To negotiate exclusively on your behalf the best possible purchase price, terms, and conditions.
- To represent and advocate for you throughout the contract period including property inspections, appraisals, contract negotiations, mortgage and title work and to immediately communicate any updates, counter-offers, or questions related to contract negotiations.

Do I need to be pre-approved before I start looking at homes?
Loan Pre-Approval is essential in identifying the correct price-point for your home search and improving your chances of a winning offer! If you start touring properties and find one that you love, you want to be sure that it’s a home that you can afford and you’ll need the pre-approval letter to make an offer. Depending on the market, time may be of the essence in submitting an offer so you’ll want to be prepared to do so immediately if you find a property.
How will my realtor help me search for homes?
- As a member of the Multiple Listing Service (MLS), I can show you any property listed by any real estate company in Maryland
- I will also search your desired area for properties listed For Sale by Owner and on non-traditional sites (Marketplace, etc.)
- I will notify you immediately of Open Houses in your desired area so we can tour them together and will preview “Coming Soon” listings for you
- I will represent you with builders if you choose new-construction
How will my realtor help me negotiate the price and terms of my offer?
- We’ll work together to make a fair offer that protects your interests
- We’ll review the Purchase Contract together to identify the terms, response and closing/possession dates, and possible counter-offers
- We’ll identify any contingencies and set deadlines for inspections and financing requirements
- We’ll determine an appropriate amount to include as an Earnest Money Deposit for your offer based on the purchase price of the property and your finances
What Should I Expect with the Home Inspection?
- You will select a Licensed Home Inspector, I can provide at least three recommendations from which you can choose or you may already have an inspector that you would like to use
- I will work with the inspector and the seller to schedule a date for the inspection as soon as possible, we will typically have 1-3 weeks for the inspection contingency period
- I will attend the inspection, you may choose to attend as well – buyers that choose to attend often come for the last half hour to hear a summary from the inspector
- The purpose of the home inspection is to have a professional evaluate the condition of the major structural and mechanical systems (you can also request radon, mold, wood-destroying insect inspections)
- We will determine together if we should request the seller to make repairs or make price adjustments and negotiate based on the inspection report
What Should I Expect at Closing?
We’ll work with your lender (if you have financing) and the title company to review your closing costs and to finalize your loan documents prior to closing so that Closing Day will consist of a title company representative thoroughly reviewing your settlement paperwork and having you sign and initial all necessary documents.
