Selling a home is a huge investment, both financially and emotionally. I will be more than your agent, I will be your advocate and will guide you along your real estate journey as I would my closest friend to help you accomplish your goals for selling your property. Selling your home or property is not the end goal, it’s the means through which you can accomplish your goals and transition to the next chapter.

What is a CMA?

If you decide to sell your home, we’ll work together to set a price based on the condition of your home, recent upgrades and improvements, and based on a Comparative Market Analysis (CMA). The CMA will identify nearby homes that are similar to yours in house and lot size, location, age, and condition that are currently on the market, recently sold, and even those that failed to sell (Expired and Withdrawn listings). This current market data along with other factors will help us to determine a realistic price point for listing your home.

In Maryland, you can list your home as Coming Soon up to 21 days before the listing goes active A real estate sign is a common way to advertise your listing in your community and for drive-by traffic .

All of the details of the listing will be included in an agency agreement that will include, among other things, the initial price, the date the listing will go live, the length of our agency relationship, the agreed upon commission rate and fees if we sell the home.

We’ll work together to prepare your property for showings and photographs which will include cleaning and decluttering your home as well as showcasing the most positive aspects of the interior and exterior. Before showings begin, we will determine showing expectations for prospective buyers as well as for you as the seller.

Once the listing goes live in the MLS, I’ll market it using both traditional outlets as well as social media platforms. We can schedule an Open House and/or a Broker’s Open when your listing goes live if that is something you’re interested in doing – we can discuss the advantages and disadvantages of an Open House and decide together if and when to hold one. I will communicate all showing requests to you immediately before confirming the appointments and will share all feedback received from showings as soon as it is received.

My Job as Your Realtor Is:

  1. To assist you in exposing as many qualified buyers as possible to your home until it is sold through marketing campaigns, Open Houses, and signage.
  2. To communicate with you regularly regarding the results of our activities using your preferred method of communication (phone, text, email).
  3. To represent you on all offer presentations to assure you the best price and terms in negotiations.
  4. To represent and advocate for you throughout the contract period including property inspections, appraisals, contract negotiations, mortgage and title work.

And to accomplish all of this with the least frustration possible for you!
