If you’ve been dreaming of owning a home on a deeded lot by the beach in a gated, resort community full of amenities, activities, and beautiful views for under $200,000 – White Horse Park may have the perfect home for you! The community of White Horse Park is located on the St. Martin’s River just north of Assawoman Bay, Ocean Pines, and Route 90 and a short car or boat ride away from Ocean City, Maryland to the east.

White Horse Park is located on the left of the Google map above. You can see Route 90 and Ocean Pines to the south, the St. Martin’s River and Isle of Wight Park to the east as you cross Assawoman Bay and enter Ocean City proper.

This seasonal community has several hundred lots with cottages, modular and manufactured homes, and even a few campers and RV’s.

Although not too many homes come available for sale each year, there are usually a few homes of different style and size for sale at any given time so it’s important to let your REALTOR® know what you are looking for in a WHP home so you can be alerted when one becomes active. Most homes are under 800 square feet but the designs and styles are so unique that two homes of the same exact square footage may have a completely different interior layout.

With two bedrooms and a queen-sized sofa bed, this particular home can easily accommodate six adults. As you can see in the video, there is seating in the living room for six or more people and in the kitchen and dining room for eight.

White Horse Park Residency

Although White Horse Park is open 365 days per year, full-time permanent residency is not allowed per county code with occupancy limited during the off-season of October 1st through March 31st. So you can spend as much time as you’d like at your White Horse Park home from April 1st until September 30th. Once the season ends, owners are limited to 60 total days with no consecutive stay lasting beyond 30 days. Fortunately, WHP staff and security is on premises all year so residents don’t need to worry about their property when they aren’t there.

Unlike some similar nearby communities where you own the home but not the property (buyers pay ground rent to the land owner), the lots in White Horse Park are deeded with Fee Simple ownership. White Horse Park Community Association

For up-to-date information, check out the White Horse Park Community Association’s website. This site is regularly updated and has many resources including community rules and policies, governing documents, current and archived newsletters, a community event calendar, and photos and videos. The association is active with many community events scheduled during the season.

There is a monthly fee payable by the first of each month to the association which covers HOA fees for common area maintenance, amenities, etc. and public water and sewer fees. Cable is a mandatory fee that is billed twice per year (on April 1st and October 1st) and individual electric fees are billed quarterly. Although White Horse Park is a short drive to Ocean City’s beach, boardwalk, attractions, restaurants, and shopping, there is plenty to keep you busy in the community itself.

Homeowners are provided five passes for unlimited use of the pool when it’s open. There is a large pavilion with grills and picnic tables, a playground, swingset, and basketball court adjacent to the pool and clubhouse.

The roads and paths are perfect for a leisurely bike ride through the community or to go from your house to the pier, pool, or pool and playground.

You can head over to the marina and pier to fish, crab, and enjoy the view of the water or store and launch your kayak or paddle-board from the marina.

There is also secure yearly dry boat and jet ski storage available on site as well as seasonal marina slips available for lease.

Homeowners are offered inexpensive options for boat storage, check with the front office for current prices and availability.
